The “Hello and Goodbye Tax” I just sold my home in #riverstone and there is a hidden fee that slaps you on the way out. It’s marked as the Riverstone Foundation Fee and it goes to a Non Profit https://www.riverstone.com/residents-riverstonefoundation But for me to close on my house I had to pay this fee. Mind you this is NOT a HOA transfer fee or paperwork fee. It kinda feels like being held at ransom and forced to pay off this fee to close on my home. The amount I paid was nothing to sneeze at. I paid 1/4 of 1% of the sales amount. For me it was $2,775 WHAT! That is pretty outrageous to be slapped with a fee like that to LEAVE the community. I get the fee coming Into the community but for selling a home it feels ....... shady. My suggestion to you is to ask your realtor to get all the fees and even the silly ones like this foundation fee. With the cost of housing in riverstone being a premium it feels like this fee was “snuck in” to wealthier neighborhood home owners.
